Ask any roofer and they will tell you that the most important component of any tile roof will undeniably be it's underlayment. While the various types of roofing tiles do shed a majority of the water off the roof, the underlayment will shed a great deal of moisture that isn't stopped by the tiles. While tiles and their fasteners and clips may well last at or beyond 50-100 years, the underlayment will always be the last line of defense between your home and the elements. More importantly the underlayment will be the first aspect of your roof to show it's age and is most likely the culprit for leaks. Longevity Boral Tile Seal™ is an extremely durable, mixed composition underlayment formulated to keep the moisture out of your home long after other felt underlayment has given up. The key principle in it's longevity is it's patented felt combined with a durable self-adhering sub layer.
High-Temp Applications Boral Tile Seal™ is designed to be used in a range of high temperature applications. All underlayment is constantly bombarded by sunlight and the weather causing it to break down over time. This process is accelerated when the very hot underlayment meets the very cool elements and become bridle causing breakage and ultimately leaking. The High-Temp Boral Tile Seal™ will automatically reseal itself in the event of small penetrations. In that sense it essentially becomes a better barrier each time it is heated - creating a more solid leak proof environment and ultimately keeping you and your family dry.
Self Sealing One of the most profound benefits of High Temp Boral Tile Seal™ is it's ability to self seal penetrations. By this standard, each and every nail applied to your roof that enters the Boral Tile Seal™ will automatically seal itself ensuring a water tight environment. This is not a common feature of a standard synthetic underlayment. Holes from fasteners and hardware can be a leading cause of a leaky roof. Over time small penetrations in a standard synthetic underlayment will begin to corrode and expand eventually requiring the underlayment to be replaced.
Early Dry-In For home builders and home re-roofing projects this is a saving grace. While the price of the Boral Tile Seal™ application is a small percentage more expensive than a standard underlayment there are a number of factors that actually make it a less expensive option when applied to an entire project timeline.
